Presentation:

Volumetric modular construction involves substantial coordination and collaboration between project participants. Unlike traditional site-built projects, this delivery model requires the modular subcontractor to perform a substantial portion of the design and engineering for the building. How may the architect ensure that this shift away from the architect’s traditional scope of work does not expose it to unnecessary legal risks? This program will discuss considerations for architects who perform work on volumetric modular projects, including how to minimize their legal exposure. The program will be presented by AIA Documents Committee members who recently created a new set of coordinated agreements for volumetric modular projects. The panelists will discuss common legal issues on volumetric modular projects, the reasoning behind provisions of the new agreements, and other considerations for designers performing work on modular projects.

Learning Objectives:

  1. Gain an understanding of certain differences between modular and traditional site-built projects
  2. Become familiar with the significant levels of collaboration and coordination between project participants during predesign, preconstruction, and construction phase activities on volumetric modular projects.
  3. Learn about volumetric modular construction processes, including the permitting ; module inspection; transportation of the modules; and assembly and installation on the project site.
  4. Explore the benefits and challenges experienced by practitioners who have worked on modular construction projects and best practices

About the Speaker:

Mr. Verrastro is President of Spillman Farmer Architects. Sal holds a Bachelor of Architecture degree from Kansas State University and taught Architecture at both Northampton Community College and Lafayette College. He served the Construction Specifications Institute as an instructor at the CSI Academies Educational Courses. Mr. Verrastro served as the past Chair of both the AIA’s MasterSpec Architectural Review Committee and CSI’s Specifications Competition Committee. Sal is the current Chair of the AIA Documents Committee.
